When required, I book trusted inspectors, translate findings into plain English, and use defects to negotiate or recommend a graceful exit. Legal sign-off remains with your solicitor.

Even better, it's also cheaper for you.  My “Check & Negotiate” service; due diligence, price sanity check, offer strategy, costs less than a full search. You get the same support as the full package minus the search part, and make sure it’s a smart buy.

Do you work with first-home buyers?

Yes. Once finance is approved and grants maximised, we target homes that build equity. Finance advice stays with your broker.

Preferably, yes. Pre-approval puts you in the best position to act quickly. Not there yet? I’ll help you get clarity. But here’s a tip: a serious buyer is a pre-approved buyer, ready to act and put their best foot forward… otherwise you’re window shopping with an empty wallet… not fun ;)

This is all part of the process. I’ll ask the right questions early (probably not the ones you expect), using my C.A.R.E.™ Formula to guide the brief. We can also refine as we go if your needs and wants have evolved.

That’s all good. I align everyone’s goals from the start and require all parties to be involved in key meetings to maintain clarity. The key here is having all interested parties together until the brief is validated by all.

How do you handle multiple offers on a property?

I strategise to give your offer an edge, often shaping it in ways that stand out beyond price. The aim is to try not to end up in a position where many people have put an offer and entered a bidding war. We also have ways to take the oxygen out of the burning fire of a hot bidding war and often secure a deal parallel to it. Experience and existing relationships with bulletproof buyers and a seamless buying experience can make a difference, even in a multiple-offers situation. Remember that everyone loves the path of least resistance and predictability, including agents & vendors.
